His selling/listing agent fee basically came out to be 0.83% instead of 3%. My home was in a relatively slow moving market area. But, because Erin priced it just right, it only took 45 days to sell. On average, homes take 100+ days to sell in this specific market. Erin got me my asking price ($240k). Also, this was an investment home for me. Erin knew about investor rates regarding certain title agency fees.   • "When I needed to sell my home I called Erin for advice. He offered to list my home for me and stated that he'd also do it for a FLAT Listing commission fee. At a reasonable selling price, this would translate to over $8000 in equity that I would get to keep. I was incredibly skeptical! I couldn't understand why someone would give up such large sums of commissions when most people (myself included) believe that 6% is the industry standard. My sister is a realtor and I have many other friends that are as well. I spoke with a couple of them and each one had negative things to say about "flat rate companies' in their areas. I continued to believe it was too good to be true, but Erin isn't a "flat rate company" and he thoroughly and humbly explained his philosophy for offering his services at such a discounted price…and I couldn't disagree with him. I wanted to believe him (and keep more of my equity), so chose to take the "risk". I couldn't be happier that I did so!In under one week, professional photos were taken and 48 photos were included in my listing, it was active on the MLS and visible on every site necessary and more, a post and sign were installed in my yard, etc. We had a full asking price offer in only 3 days time.
