When you hire any service provider you have an expectation of what they will do for you for what you pay. Whether they are painting your house or mowing your yard or preparing your taxes. You have an expectation that, that service provider will do the best job they can, with the most attention to detail and the highest level of professionalism. If they are performing a professional service you further expect that they will be looking out for your best interests as well, and striving to maximize your equity. No mater what service the service provider is doing, you expect it done right the first time and to the best of their ability.

 

As your agent, you can expect that I will be there every step of the way. We are a full service team. You can expect that we will perform every task and provide every service that’s essential to getting your home sold. With your cooperation and us working together as a team, I guarantee you that your property will sell and it will sell for the most amount of money the market will bear. Period.

 

Notwithstanding the importance the implementation of a proper pricing strategy, here are some of the services we provide that are essential in getting your home sold.

 

Staging your home

 

During the initial meeting we will go through your home and discuss little inexpensive or cost free things you can do to help your home present itself as best as possible. If you have a larger budget and wish to actually spend money on improvements to drive your properties value up, we will discuss where you should spend those improvement dollars in order to maximize your offers and get the highest return on those dollars.

 

Photography and Media

 

We order professional HD photography on every single listing. In most cases, a beautiful photography package is all a home needs. If your property is more expensive and or has unique property characteristics, we will order a twilight photography package as well as a video of the home both in and outside and even drone photography if your property has a beautiful lot location. A still photo virtual tour will be created and used on the MLS listing as well as social media links.

 

MLS Exposure

 

Your property will not only be on MLS but every attention to detail will not be overlooked. A simply keying error can determine if your home shows up in a neighborhood search or not. I cannot stress enough how imperative the accuracy of the MLS input is. We screen every listing several times for proper inputting to insure that not only is the information accurate, but it actually shows up in the proper searches for the countless buyers agents with buyers looking for your home. We regularly see mistakes. One of the most common ones in the last 10 years or so are severe square foot discrepancies. This means your home may reflect in the tax records as being significantly smaller than it actually is. This type of error can cost you dearly. All professional photography and the still frame virtual tour as well as any video or drone video taken will all be in your MLS listing.

Internet Exposure

 

Your home will be on roughly 300 public websites with the larger ones being Zillow.com, Trulia.com, Homes.com, Realtor.com, Yahoo Real Estate, and more. This is where 93% of all potential buyers will have the ability to see your property available for sale. These larger websites account for over HALF of all real estate for sale related web searches on the Internet today. That’s hundreds of millions of real estate searches per month.

 

Service During Marketing Time

 

During the time your home is on the market, we are there every step of the way. Our automatic feedback gathering system will automatically request feedback from any agents that show the home and that feedback is provided directly to you so that you can see what potential buyers think of your home. Any and all questions from other agents are promptly addressed and you can expect weekly updates. Again, we are always there for you.

 

Contract and Closing

 

Once offers do come in, we review them and present them to you. We will discuss with you the good and bad of every offer, and give you our advice on how you may want to proceed. The devil is always in the details and with our years of experience, with transaction dollar volume and transaction count over the years, there’s likely no scenario we haven’t already seen and have been able to work with in order to not only maximize our sellers equity, but also prevent any type of controllable issues with the transaction. During the inspection period and the repair requests, we continue to look out for you in negotiating the repairs and the expenses of them. Once your sale is ready to close, we review the closing statement for any errors that may cost you unnecessary dollars.

 

Providing you excellent service and never forgetting to put your best interests first are paramount. We realize that all of the above may sound “too good to be true” and that’s precisely what our clients thought until they experienced not only the service but also the tremendous savings.

 

Most agents will caution you against using a “discount agent” and say “you get what you pay for.” If you hire another agent and they perform all of the necessary tasks a listing agent should provide, and your property sells, except you pay significantly more money, did you in fact get what you paid for?
